So, though it’s the longest of shots, I’ll put this out there…

I’m helping an elderly friend whose landlord is selling her house out from under her due to Covid-19 laws. So, this ad is going out wide. I’m taking the wheel on this as scammers abound.

Senior Citizen Seeks 3 Bedroom House to Rent for Herself and Caretaker. A 75-year-old woman in good health seeks a three bedroom house to rent for her and her caretaker daughter. Her current landlord is selling the house she rented for 11 years. She always paid her rent on time and took care of the house on her own, but her landlord wants out of the housing business due to Covid-19 regulations.

The woman is seeking three bedrooms, two baths, a yard, a garage, a garden space and A/C. She can provide her own refrigerator, washer, dryer and stove. She would like to use the third bedroom as a guest room when her grandchildren visit. She has a cat and two small dogs. She and her daughter each own their own cars. The woman's caretaker daughter is a professional working for a non-profit.

They cut their own grass, shovel their own snow and maintain their own garden. She's looking to move in the next two months (before July 1) and is willing to pay a security deposit. Please contact us via email with available properties. Thank you.

I assume that the owner selling to the renter and carrying the mortgage isn't an option? On a cash flow basis, the mortgage/RE tax payment might be about the same (or even less) than rent.

I'm considering options for her to buy, but it would be a different house. Newer. It could indeed be similar mortgage cost as opposed to rent.

I need to get some market answers first.

Sounds like your friend has good credit. Buying would create an asset for her caretaker daughter and grand kids.

It is looking like I might look to buy for her. It's not ideal at her age, but we have the resources. I might even look to keep her in her own house.

Next step is mortgage shopping.

Wish this had popped up a month or two ago when our neighbors moved out and converted their home to a rental, but it's already filled. Good luck.

An update...My mother’s landlord is selling the house out from under her. I’m leading the search to find her next home to guard against scams. I have a place downtown for myself. To condense the situation, here’s the ad I prepared elsewhere:

* We decided not to buy the house she's in now as he's selling it as is. Too risky, we find.
