Mortgage rates zoomed well past the 7% mark on Thursday, flying up to 7.37%, the highest level since May 2024.

We all saw the possibility coming before the rates were published, of course. While the Fed decides "rates," the real rate that the housing industry — and many others — is tied to is the 10-year Treasury yield, which has been behaving like the old man in Up.

And on Thursday, it crossed to 5.16% as the 30-year Treasury yield hit levels not seen since 2004.

Being this high is, of course, very bad for the housing market. But psychologically, being at a multiyear high is just part of it. There's something about that 7% number that derails plans to buy, according to housing economists.

In other words, people are saying goodbye to any plans of pre-holiday buying, selling, and moving.
