Interesting article. I know that Marquette is involved in many similar projects, and that Dr. Lovell took a bunch of folks out east a couple of years ago to study this model:

It's from Slate, so it's got the "all large NFPs are inherently evil" slant, but it's good to know that we appear to be doing all the right things.
Also, check out the statement in the comments that Johns Hopkins was intentionally established in a poor neighborhood so they could perform medical experiments on the minority residents...

A number of small, private colleges are doing similar things, albiet on a much smaller scale. Also public universities generally have supporting organizations that do this stuff as well. For instance:

New Haven looks great. Yale's then president and New Haven's then mayor got together 25 years ago and worked out a bunch of differences and the city has pretty much green lighted whatever Yale wanted to do including demolition for new academic buildings, a new shopping area and Yale doing building remodels for commercial use (Yale is the landlord).
