I had heard about this going back to the summer of 2020, but assumed the deal was dead. Glad they are able to offload this land for a fun use.

So this will be the new competition field for men's and women's soccer and lax. Very cool. A lot of schools are looking more and more at these types of partnerships to fund further growth.

That's pretty cool. I didn't know Milwaukee was aiming for a professional soccer club. Great news for the MU soccer and LAX programs too
-
Genuinely exciting news. I guess we finally know where Tommy's donation went!
-
Sounds like the deal was brokered by Joel Pogodzinski, so this is really a win for Kevin O'Neill.
In all seriousness, this sounds like a great deal. Nice work by President Lovell & Joel P.

So is this going to be the new location for the indoor concert venue that was recently scrapped at the Summerfest parking lot?
-

They're looking at the Bradley Center land for that. The venue with this development would be run by the Pabst Theatre Group.
I think MKE is getting close to, if not at, saturation point for concert venues, but we'll see how it goes.
-
I'd imagine they're aiming for a USL Championship team, which is a great league. It'll be really good to have an outdoor stadium downtown, too.
-
From an MU perspective, this is an easy one. Rent, don't buy. Of course, that doesn't account for all of the effort/money that went into acquiring the land. Regardless, having a top facility near campus is a great benefit to everyone.
From a soccer standpoint, this would fit right into the USL where Forward Madison plays.
Breeze Stevens, on the near east side of Madison is the home facility, and it hosts concerts, etc. In fact, looking at the website, they have some really big acts coming.

You are correct! I just received an email from the Pabst Theater Group with a press release that contains this:
"Adjacent to the soccer facility will be a state-of-the-art 3,500-person indoor concert venue operated by one of the world’s premier concert promoters and the Pabst Theater Group in partnership with Kacmarcik Enterprises. The facility will host national touring acts 80-to-100 nights a year and more than 300 events a year in total.
“This amazing new venue is another rung on the Pabst Theater Group’s ‘artist and fan developmental ladder’ and will help artists to choose Milwaukee as a city to not only launch their careers but support them as they continue to return and as they grow," said Gary Witt, president and CEO of the Pabst Theater Group. "The location is a perfect fit for a concert venue. It has plenty of parking and easy access to trains, buses, and highways, and it’s only a stone’s throw from downtown. This is the right place for us to be, working alongside great partners like Kacmarcik Enterprises and Bear Development and getting to expand our venues’ potential in the same space as an exciting new professional soccer stadium. As an almost 20-year-old independent Milwaukee business, we are honored to carry the torch for live performances in Milwaukee into the future, along with other independent local powerhouses like The Rave, The Cactus Club, and Shank Hall.”

I've been to a couple of shows and a game, and it is a good time. Parking sucks, so if you go, arrive early.
One other gripe is that the concert I went to the venue was fairly new and there was a line down the street of people just trying to get in. Missed almost all of the opener standing in line... but at least I could hear it.

This has to be bad news for The Rave and Turner Hall.
-
This has to be bad news for The Rave and Turner Hall.
I imagine Pete Jest of Shank Hall is not pleased either
-
I think MKE is getting close to, if not at, saturation point for concert venues, but we'll see how it goes.
There's a capacity sweet spot for indoor, standing-room concert venues that only The Rave/Eagles Ballroom hits in Milwaukee right now. A lot of performers (and fans) don't like The Rave and/or its management, so I have no doubt that this new venue will be very successful. Turner Hall only holds about 1000 people, so Pabst Theater Group wouldn't be cannibalizing from its other venues.
-
Cue the "MU is bringing back football" responses.
It will be nice to have soccer matches much more accessible to campus. What's next for Valley Fields? Indoor practice facility/bubble, perhaps?
-
This has to be bad news for The Rave and Turner Hall.
Well, Turner Hall, no because they are part of the Pabst Theater Group.
The Rave, maybe. But if the new proposed venue that was planned for the Summerfest parking lot ends up being delayed or scrapped completely because of this new venue, that's got to be good news for the Rave. The previous new venue was planned by FPC Live, and it was alleged that they were actively trying to run the Rave/Eagles Ballroom out of business. They had first unsuccessfully tried to buy the Eagles Club building, and when that failed, the Rave owners feared that FPC Live, as a giant national concert promoter, was trying to put both the Rave and the Pabst Group under. So if FPC Live decides that this new Pabst Group-run venue will saturate the Milwaukee market, then maybe they will drop their plans for the Bradley Center lot, or wherever it is they're now looking.
-
I imagine Pete Jest of Shank Hall is not pleased either
Shank Hall only holds 300, so it's not competing for acts with this new venue. The Rave is the only place I see losing bookings, and I don't even know if that'll be too significant. I think you'll mostly see tours that otherwise would have skipped Milwaukee, which would be a win for everyone.
-

In all seriousness, this sounds like a great deal. Nice work by President Lovell & Joel P.
So now that MU is dumping Valley Fields, the return to Warriors is within reach.

As for a Professional Soccer team, I have it on good authority, that Jrue Holiday's wife is seriously looking into being involved ($$$) in Soccer in the Milw area ! ! ! 8-)

I have a many fond memories of The Rave, but I don't feel like they've put much (any) into the building in the last 25 years.
Am I wrong?

I think Milwaukee could support an NWSL team.

Excellent development for MU.

If they did, they're not noticeable.
I'll always love the Rave for the nostalgia

They haven't, and that's why this new competition will be a welcome sight. It was convenient as an MU student, but then you come to realize that all those "free" 2-drink minimum tickets were a way for the venue to make money without paying the artists.
On the new stadium, this has to be a huge plus for MU soccer and lax recruiting. Not many collegiate soccer teams get to play in a pro-level venue that is basically on campus.
Finally, my apologies to everyone screaming "Superbar!" for this entire thread.
-
So much for the on campus basketball venue, hey?
-
I've been to two shows at the Rave in the past two months, and it's still a really cool old building. They've cleaned it up a bit, added more bars, and have highlighted some of the awesome old architecture with lighting. While I like all of the conveniences of new venues, the atmosphere in that old place can not be matched by a new venue. And that is something worth preserving.
-
Her name is Lauren Holiday.
Weren't her and Zach Ertz's wife teammates.
-
This has to be bad news for The Rave and Turner Hall.
And the Riverside. Roughly same size capacity and bands will be looking to play the new venue. Although, you can not beat the Riverside. Cheap tall boys and cannabis friendly staff. Good times.

The Riverside is also part of the Pabst Theater Group, so they won't be hurt by this deal either. PTG runs the Pabst Theater, the Riverside, Turner Hall Ballroom, and the Back Room at Colectivo. They're also booking the Miller High Life Theater (the old Milwaukee Auditorium), but I'm guessing that one may be put on the back burner when the new venue comes online.

Land is hard to come by for a campus like Marquette’s. Wondering if the university just needed the money. Could be an issue if they are strapped for money. Hm

Marquette’s not strapped for money at all. It’s a piece of land that they acquired thinking they were going to do something with it, but decided against it. Now they are partnering with someone that is going to upgrade their soccer and lax competition facilities without having to raise money for a large, capital project.
Marquette owns a good portion of the properties west and north of campus. They aren’t lacking for space should they need it. But I don’t think they will. There won’t be much student growth over the next generation or two.

I haven't seen any numbers yet, but so far, there's no reason to believe that they didn't turn a profit on this sale. Even if they broke even or incurred a small loss, they did the smart thing by snapping up the land when it was available. If they didn't, there might be something else built on that property that wouldn't necessarily benefit Marquette.

Just for reference, these are the capacities of the various concert venues (via Wikipedia). The new building seems to fit in well with the Pabst groups other buildings, maybe more direct competition with the Eagles Ballroom (Rave):
Miller High Life Theatre - 4.086
Eagles Ballroom - 3,500
New Place - 3,500
Riverside - 2,450
The Rave Hall - 1,800
Pabst Theatre - 1,339
Turner Hall Ballroom - 987
Shank Hall - 300
-

Practice facility for SOC and LAX,, club sports, and intramurals.

I imagine the new venue will be the horseshoe style similar to the Sylvee in Madison or the Roxy in Atlanta. Both relatively new venues. There are others that have sprung up recently over the country. General admission floor with limited seating upstairs. VIP section. Big bars in the back on both levels.
Eagles Ballroom sucks for both the band and the patron. Acoustics are terrible. Had better facilities in my high school.

This is like buying a distressed house next door to you, and then selling to a nice couple who wants to build the perfect home with a pool and have you over for pool parties.

Breeze Stevens looks like a much improved facility. We played soccer there in the late 1990s and it was in rough condition.

I assume that the Pabst group needs a new theater to keep up and compete against Live Nation new theater, now proposed for old BC land.

So they want to build a new 4,000 capacity concert venue right next to another 4,000 capacity concert venue?

There will be much more flexibility in this Live Nation facility as opposed to the High Life Theater.

I doubt that both the Live Nation facility and the Pabst Theater Group venue at the new stadium will come to fruition. They're essentially the same size and (presumably) style.
If I were to guess, I'd say the Pabst venture changes course a bit, because Live Nation has the funds and the sway in the industry nationwide. Hopefully it's not enough to derail the stadium itself.
-

I was thinking the same thing...maybe one venue has permanent seating and the other is a general admission open-floor design?
-
Excellent development for MU.
Agree awesome development for Marquette University. Met one of the 2 main purchasers very late May 14th. Spoke briefly as we had to leave for New York very early May 15th. Wish we had more time. Great person very nice and kind.

I think to compete, they have to have a modern facility to sell acts against Live Nation.

Practice facility for SOC and LAX,, club sports, and intramurals.
I am a bit surprised that the soccer teams have committed to play their games on turf. The natural turf field in the valley is very good and MU has put a lot of money into it. It is probably a small concession in order to get the deal done in the grand scheme of things.
-
I'm trying to work out how this is all gonna fit together. The renderings they put out yesterday show Lovell St. remaining as is, and the Ramada/old Herzing space left alone. The complex would be built on the west side of that street to 10th. Is that enough space for a stadium, theatre, hotel, and housing?
-

Just read the fine print. Looks like some low income housing is part of the deal. I wonder if that is going to be section 8 housing ?How will that go next to the proposed upscale hotel ?

I don't think it would be Section 8. Likely part of this program.
https://www.taxpolicycenter.org/briefing-book/what-low-income-housing-tax-credit-and-how-does-it-work
Basically this just makes sure that not every development is high-end rental. And these types of developments are all over, mixed in with other projects so much that you likely don't even notice it. I think a bunch of the development in West Allis for instance is part of this program.
